Every property owner should be responsible for making sure that the roof of his residential or commercial structure is in top shape. However, it is impossible to make a roof last a person’s lifetime, but there are ways to make sure that they exceed the roof’s typical lifespan.
Applying roof coating ensures that your roof is safe from blisters, cracks, and seams resulting from the harsh elements. They are not permanent solutions though but when they are appropriately designed, applied, and maintained then the roofing system is sure to last for a longer time.
The 100% silicone roof coating is a liquid-applied coating good for different commercial or residential substrates. It can repair the cracks and seams of a roof and add an extra layer of protection from the weather. Despite the messy installation and cleaning processes, silicone allows a single coat application which takes out most of the headache associated with coating using other materials. The installation process is easy as rolling or spraying the silicone on an existing properly-prepared roof system through a squeegee,or a paint roller is enough.
100% silicone roof coatings also cure faster than other materials. Virtually any temperature is suitable for applying a silicone roof coating since it is moisture-cured and solids-based. Its solid foundation prevents it from washing off.
Since there are complaints from acrylic roof coating users about needing primers for their coatings for strength and adhesion, it is good news that silicone doesn’t have the same needs.
If you don’t want to replace your roof coating because of deterioration over time, then 100% silicone roof coatings are what you need since they are specially formulated to be non-sacrificial. They aren’t safe from normal wear and tear though, but repairing them is easy because you can apply another coat of silicone on top of the old one. Removing the old coating isn’t necessary to fix any damaged portions.
Ordinary roof coatings tend to absorb radiation which wears them out when exposed to too much sun,but silicone coatings were brought in to the market because of its high resistance to UV exposure since the molecules of the silicone coating are highly thermal and photo-stable which are naturally reflective molecules.Besides the UV resistance, silicone is also water resistant as it can maintain its adhesion and protect the roof from rain and pooling water. Pooled water causes different problems like attracting insects, growing mold and algae, and creating interior water leaks which speed up the roof’s deterioration.
Water resistance has its limit though as it can only hold pooling water for 48 hours and any longer would allow water to penetrate and make its way to the underlying coating. Coating delamination, adhesive failure, telegraphing, and blistering are the typical results when water penetration occurs. Silicone roof coatings, however, provide a longer-lasting waterproof seal when appropriately applied,so it is advised to have an experienced roofing contractor apply it.
